Commercial capability
Drainage handled properly on premises that cannot stop trading
We work with facilities managers, property managers, landlords and site teams who need drainage clearing, investigating, repairing or maintaining — and need it recorded clearly enough to justify the spend.
What commercial drainage support looks like in practice
Four things account for most of the work we are asked to do on commercial premises.
Reactive drainage on live sites
Blockages rarely happen at a convenient time. We work on premises that cannot simply close — warehouses mid-shift, kitchens before service, retail units in trading hours — and plan access, isolation and clean-down around that.
Recurring blockages, odours and standing water usually have a physical cause. We survey, trace and map the system so decisions are based on the condition of the drainage rather than guesswork or repeat call-outs.
Where drainage has failed, no-dig relining is used wherever the pipe will take it, keeping yards, car parks and service areas open. Excavation is proposed only where lining is not a realistic option.
For kitchens, industrial yards and multi-site portfolios, scheduled jetting and inspection is usually cheaper than reactive attendance. Frequency is set against how the site is actually used.
Access, compliance and operating constraints differ by sector. A distribution yard, a school site and a care home all need the same drainage work approached in very different ways.
The Drain Lads is a new brand. The drainage professional behind it has spent more than 20 years working in the drainage industry, on commercial, industrial and residential systems. That experience is what informs how every job is assessed, priced and carried out.
20+ years in drainage
Two decades of hands-on experience with commercial and industrial drainage systems behind every job we take on.
Commercial-first approach
Works planned around trading hours, shift patterns, permits, access restrictions and live site operations.
Findings in writing
What we found, what we did and what we would recommend next — documented so it can be passed on or budgeted for.
One point of contact
You deal with the person doing the work. No call-centre handovers between enquiry and completion.
Insurance, qualifications, accreditations and equipment details will be published here once confirmed. We do not publish claims we cannot evidence.
How it works
From enquiry to completed works
A predictable route through, so you know what happens next at each stage.
01
Tell us about the site
Property type, the drainage issue, site postcode and any access, permit or trading-hour constraints. Photos or previous survey reports help.
02
Assessment or survey
We review what you have sent and, where the cause is not clear, attend site or carry out a CCTV survey before recommending works.
03
Clear written proposal
You get the scope, the method and commercial pricing in writing, including anything we would recommend but is not urgent.
04
Works and reporting
Works are completed to the agreed scope and reported back with findings, so the information sits on file for the property record.
Areas covered
Where we work
We work across Coventry, Warwickshire & the West Midlands, covering commercial premises, industrial estates and managed property. Portfolio and multi-site requirements outside this area can be discussed.
Send the site details, the drainage issue and any photos or previous reports, and we will come back with a clear commercial proposal. For recurring problems or several properties, it is usually worth discussing a maintenance programme rather than quoting job by job.
