On a distribution or manufacturing site, drainage is not a building service tucked away in a riser. It is external, it is under constant vehicle loading, and it sits directly across the area the operation depends on. A flooded loading bay or a surcharging yard gully does not just need fixing — it interferes with vehicle movements, dock scheduling and, on some sites, safe access altogether.

Industrial drainage also fails differently from office drainage. Silt, grit, wash-down residue and site debris accumulate steadily rather than suddenly, pipework deforms under repeated axle loading, and interceptors quietly fill until they stop doing their job. Almost all of it is predictable, which is why so much industrial drainage work should be planned rather than reactive.

The pattern on these sites is accumulation and loading. Both are gradual, and both are visible long before the failure if anyone is looking.

  • Establish first what has to keep operating — dock doors, HGV routes, fire routes, gatehouse access — and work around it.
  • Clear the immediate problem and make trafficked areas safe before anything else is considered.
  • Segregate working areas properly on sites with continuous vehicle movement and forklift traffic.
  • Report the cause, not just the clearance, so the same section is not attended again next quarter.
  • Where a run has failed under loading, recommend a survey before further clearance spend.

Planned maintenance on large sites

  • Programme built around the yard's actual use — traffic volume, wash-down, process discharge and surface area.
  • Interceptors, gullies and channel drains given defined scope and intervals rather than being attended ad hoc.
  • Work sequenced area by area so only part of the yard is affected at any time.
  • Timing set for shift changes, quiet periods or shutdowns, and ahead of autumn and winter rainfall.
  • Each visit recorded, building a picture of which parts of a large site need more frequent attention.

  • Work planned around shift patterns, delivery and collection windows and peak dock activity.
  • Open chambers and excavations guarded and lit in areas with vehicle and forklift movements.
  • Confined space and interceptor work assessed in advance, never decided on the day.
  • Arisings handled appropriately for what they are, particularly on sites with process or vehicle-related waste.
  • Yard washed down, covers reinstated and routes reopened at the end of each visit, with findings reported.
