Commercial capabilities
Commercial drainage capabilities
A straightforward account of what The Drain Lads does, who we work with, and how we operate — written for people assessing a drainage contractor rather than browsing.
If you are responsible for commercial premises, choosing a drainage contractor is rarely about the cheapest attendance. It is about whether the problem gets understood, whether the site keeps running while it is dealt with, and whether you are given something clear enough to justify the spend to whoever signs it off.
This page sets out our capability honestly: the services we deliver, the sectors we are set up for, the difference between reactive attendance and planned maintenance, how we work around occupied sites, and what contractor documentation looks like. Where information is not yet verified, we say so rather than filling the space.
Who this is for
- Facilities managers responsible for building services and contractor performance
- Property managers and managing agents acting for landlords and occupiers
- Commercial landlords with single buildings or mixed portfolios
- Operations and site managers who need work done without stopping the site
- Organisations responsible for several premises under one budget
- Procurement and estates teams comparing drainage contractors
Experience behind the business
The Drain Lads is a new brand. The drainage professional behind it has over 20 years of experience working in the drainage industry — reactive call-outs, surveys, jetting, repairs and maintenance on the kind of systems commercial premises rely on.
That experience is the reason the emphasis here is on diagnosis and clear reporting rather than repeat attendance. A drain that blocks three times a year usually has a reason, and the value of long experience is recognising the reason quickly.
You can read more about the background on our about page.

Commercial drainage services
Our core commercial services, each available as a one-off attendance or as part of an ongoing programme.
For the avoidance of doubt when evaluating us as a contractor: the services advertised on this website are genuine operational capabilities, not proposed future services. Reactive & planned
Reactive support and planned maintenance
Most commercial drainage spend is reactive by default. Some of it does not need to be, and knowing the difference is where the savings are.
Reactive drainage
Something has already gone wrong and the site needs it dealt with. The first job is restoring flow; the second is establishing whether it is a one-off or a symptom.
- Blocked or backing-up drainage affecting toilets, kitchens or production
- Flooding in yards, car parks and service areas after rainfall
- Odours in a building with no obvious source
- Drainage that has failed during trading hours and needs flow restored
- A defect discovered during other works that needs assessing quickly
Where a cause is not obvious, a drainage investigation is the sensible next step rather than another clear-and-go visit.
Planned preventative maintenance
Scheduled work on the parts of a system that are known to silt, grease up or block, carried out at a time that suits the site rather than at the point of failure.
- Scheduled jetting and cleaning of grease-prone kitchen runs
- Interceptor, gully and yard drainage cleaning on industrial sites
- Periodic CCTV inspection of known problem runs
- Condition baselining across a portfolio so budgets can be set
- Documented visits that show maintenance has actually been carried out
Programmes are built around what a site produces — see planned drain maintenance.
On operational sites
Working on sites that cannot simply stop
Commercial drainage work almost always happens around trading, production or occupation. How that is managed matters as much as the work itself.
Understanding the site first
Access routes, chamber locations, key holders, permit requirements and working hours are established before attendance rather than worked out on arrival.
Agreeing disruption in advance
If a washroom block, loading bay or section of yard has to come out of use, we would rather agree it with you beforehand than announce it on the day.
Keeping the right people informed
You decide who needs to know — site manager, helpdesk, tenant or occupier — and we work to that rather than turning up unannounced.
Leaving a clear record
What was done, what was found and what still needs attention, written plainly enough to forward to someone who was not on site.
We will not promise that drainage work is invisible — excavation, jetting and surveys all take space and time. What we will do is tell you honestly what a job is likely to involve so it can be planned around rather than absorbed unexpectedly.
Commercial documentation
Contractor documentation
Most commercial clients need paperwork before a contractor can attend. Verified information is published here; anything not yet evidenced is clearly marked.
The Drain Lads carries public liability insurance, with confirmation of cover available on request before works are instructed. Qualifications, RAMS, accreditations and certification details will be published here once they can be evidenced, and can be supplied directly on request where genuinely in place.

Multiple sites
Multiple sites and ongoing drainage requirements
If you are responsible for more than one property, or want drainage handled on an ongoing basis rather than job by job, that is a conversation worth having up front.
- A single point of contact across several premises rather than separate arrangements per building
- Consistent reporting so drainage condition can be compared between sites
- Priority order agreed with you where several properties need attention
- Maintenance frequencies set by what each site actually generates, not a flat schedule
