A drain repair on a commercial site is two decisions, not one. The first is technical: what has failed, how badly, and what will actually restore the run. The second is operational: how the repair is carried out without closing a service yard, a car park, a kitchen or an access road for longer than the business can absorb.
We deal with both together. Once a defect is confirmed — normally through a CCTV survey — you get the repair options set out with the disruption attached to each, so the decision is made on full information rather than on price alone.

When this service is used
A survey has confirmed a defect
Cracked pipework, open or displaced joints, deformation under loading, or a section that has lost structural integrity and is catching debris every time the run is used.
Blockages keep returning to the same place
When clearance holds for a few weeks and then fails again in the same run, the cause is usually physical. Repair addresses it; repeat attendance does not.
Root ingress has damaged the pipe
Roots enter through an existing defect. Cutting them out restores flow, but unless the joint or crack is repaired they return, typically within a season or two.
Ground movement or settlement
Displaced joints, dropped sections and backfalls caused by settlement, heavy vehicle loading in yards, or nearby construction and excavation works.
Escaping water or contamination concerns
A leaking foul run can undermine surfacing, cause odour in occupied buildings and create environmental issues. These are repaired promptly rather than monitored.
Dilapidations, sale or lease events
Where drainage defects have been identified as part of a schedule of condition, a survey report or a purchase, and a documented repair is required.

Process
How a drain repair is delivered
Commercial repairs are sequenced so that the disruptive part happens once, in a window you have agreed.

Confirm the defect
Repairs follow evidence. Where a survey has not already been carried out, the run is cleaned and surveyed so the defect, its exact position and its extent are known before any method is proposed.

Set out the options
You receive the viable repair methods with what each involves on site: access needed, likely duration, whether excavation is required, and what has to be closed while the work is done.
- Step 3
Plan the works
Timing, permits, inductions, segregation and reinstatement are agreed before mobilising, so the repair fits around trading, deliveries, term dates or shift patterns.
- Step 4
Repair and verify
The repair is carried out, flow is proved, and the run is re-surveyed where appropriate so you have a record that the defect has been resolved for the property file.
Why repairs matter for commercial premises
An unrepaired drainage defect is a cost that keeps recurring in someone else's budget line — reactive call-outs, lost trading time, staff dealing with odour or flooding, and eventually a bigger failure. It is very common for the cumulative cost of repeat clearance to exceed the cost of the repair that would have ended the problem.
There is also a building fabric argument. Water escaping from a defective foul or surface water run does not stay where it is. It washes out bedding material, undermines slabs and surfacing, causes settlement in yards and car parks, and can eventually affect foundations and floor slabs.
For managed property, a documented repair also closes the item. Whether the driver is a dilapidations schedule, an insurer, a tenant complaint or a survey finding, having the defect repaired and evidenced removes it from the risk register.
On-site considerations and disruption
Repairs are the drainage activity most likely to affect site operations, so the planning around them carries the most weight.
- Where the run allows, no-dig repair is proposed first — it usually keeps a yard, car park or access road open.
- Where excavation is unavoidable, the area, duration and reinstatement standard are set out before works are agreed.
- Vehicle movements, loading bays, fire routes and pedestrian access are planned around, not discovered on the day.
- Permits, inductions, method statements and signing-in procedures are followed as the site requires.
- Excavations and open chambers are guarded and made safe, particularly on sites with public access.
- Surfaces are reinstated and the area cleaned down on completion, with the works reported back with photographs.
